The balcony faces the rear of the building. No road noise, no street activity - just the tree-lined hillside. Double-glazed on top of that, which makes this one of the quieter rooms in the building. The combination of private outdoor space and rear-facing position is what makes Room 2 the most consistently booked room in the property.
The kitchenette is fully equipped. Tesco Lotus is directly across the road for groceries. For a week-long stay or longer, the kitchen makes the apartment genuinely self-sufficient.
The View
The rear of Grosvenor House looks out over a steep, forested slope. Room 2 sits at a mid-floor level, so the view is into the green rather than over it. Shaded during the hottest part of the day. The balcony is usable morning and evening when the direct sun is off it.

The Location
338/6 Pratumnak Road, opposite Tara Court Hotel. Tesco Lotus and a 7-Eleven are directly across the road. Big Buddha is 150 metres away on foot. Dongtan Beach is walkable. Walking Street is 5 minutes by Grab or baht bus.
Pratumnak Hill sits between central Pattaya and Jomtien - accessible to both without being in the middle of either. The hill is residential and quiet by night. No nightlife on the road itself. Everything is close but none of the noise follows you home.
Songthaews run along Pratumnak Road. Grab is available from the front. No car parking on site - motorbikes park at the entrance, cars use Tesco Lotus across the road.

Good For
Room 2 is the right pick if a private outdoor space matters to you. The balcony is usable morning and evening. The double-glazing and rear-facing position mean it stays quiet regardless of what is happening on the road. Good for couples staying a week or more who want space to spread out without paying penthouse rates.

The Lunch Box Cafe Downstairs
The Lunch Box is on the ground floor of the same building. The kitchen serves a proper English breakfast - eggs, bacon, sausage, beans, toast, and a hot drink. Paninis, fresh salads, soups, and daily specials through to 5pm.
The cafe makes its own cold-pressed juices - green juice, orange, beet detox, and seasonal options. Fourteen varieties, all freshly made daily.
