Hilltop Studio | Pool | 5 Min to Walking Street
Room 1 at Grosvenor House is a self-contained studio apartment on Pratumnak Hill, 150 metres from Big Buddha and five minutes by car to Walking Street. It sleeps two, has a fully equipped kitchenette, fast Wi-Fi, and access to an Olympic-size pool on the second floor. Rates start from ฿2,000 per night, ฿13,500 per week, and ฿35,000 per month. Tesco Lotus and a 7-Eleven are directly across the road. Dongtan Beach is a 15-minute walk down the hill.
Why Pratumnak Hill
Pratumnak Hill sits between South Pattaya and Jomtien on a forested headland. It is quiet, residential, and walkable in a way that central Pattaya is not. Expats call it the best place to live in Pattaya. International publications that cover Southeast Asian retirement and long-term travel consistently rank it as one of the most liveable neighbourhoods in Thailand.
The hill is home to Thai Royal Family residences and a naval installation at the southern tip. That history shapes the area. The streets are well maintained, the neighbourhood is calm at night, and the overall feel is closer to a small European coastal town than the busy resort strip a few kilometres north. If you want Pattaya on demand but do not want to be in the middle of it, Pratumnak is the answer.
The Room
At 48 sqm, Room 1 is a compact but well-designed studio. The bed, kitchenette, and lounge area share an open-plan layout without feeling cramped. Everything is double-glazed, which is genuinely rare in Thailand and makes a noticeable difference at night. Road noise is not an issue even with the window open.
The kitchenette is fully equipped: hob, microwave, fridge, and all the basics for daily cooking. Tesco Lotus across the road means restocking is straightforward. The 7-Eleven is also right there for anything in between. For guests who do not want to cook, The Lunch Box Cafe is on the ground floor of the same building, open daily from 8am to 5pm.

The Location
The address is 338/6 Pratumnak Road, directly opposite Tara Court Hotel. Here is what is close:
On foot:
- Big Buddha Temple (Wat Phra Yai): 2 minutes, 150 metres
- Tesco Lotus: 1 minute, directly across the road
- 7-Eleven: 1 minute, directly across the road
- Pratumnak Beach access points: 10 minutes via Soi 4 or Soi 6
- Dongtan Beach: 15 minutes walking down the hill
By car or motorbike:
- Walking Street: 5 minutes
- Jomtien Beach: 5 minutes
- Central Pattaya: 10 minutes
- Pattaya City centre: 10 minutes
Baht buses (songthaews) run along Pratumnak Road for ฿10 to ฿20 per person. Grab works reliably across Pattaya. Motorbike taxis are on every soi corner, typically ฿50 to ฿80 for short trips. You do not need a car.
Big Buddha Temple
Wat Phra Yai is 150 metres from the front door. The 18-metre golden Buddha statue was built in 1977 and sits at the top of Pratumnak Hill, visible from much of southern Pattaya and across the bay. Entry is free. A dress code applies and sarongs are provided at the entrance. The views from the temple across Pattaya Bay and towards Jomtien are worth the two-minute walk.
The Beaches
Pratumnak Beach is the local beach, accessible via Sois 4 and 6 off Pratumnak Road. It is quiet, smaller than Pattaya Beach, and almost entirely used by locals and residents. A good option for a morning swim.
Dongtan Beach is a 15-minute walk south down the hill. It is consistently rated one of the cleanest and most pleasant beaches in the Pattaya area. European visitors in particular tend to gravitate here. It is significantly less crowded than Pattaya Beach and well maintained.
Pattaya Beach and Jomtien Beach are both a short motorbike or Grab ride away for anyone who wants more beach options.
Is Pratumnak Hill Safe
Yes. The combination of the Royal residences, the naval base at the headland, and the residential character of the hill means the area has a higher baseline of security than central Pattaya. Multiple long-term expat sources and review sites cite safety as one of the primary reasons to choose Pratumnak over other areas. It is one of the reasons the hill attracts the type of residents it does.
Getting Around
You do not need a car on Pratumnak Hill for day-to-day life. Tesco Lotus and the 7-Eleven are directly across from the building. The baht bus along Pratumnak Road connects to central Pattaya, Walking Street, and Jomtien for ฿10 to ฿20. Grab is available at any time. Motorbike taxis sit at the end of most sois. For anyone wanting to explore further, motorbike hire is available nearby at around ฿200 to ฿300 per day.
Good for Short Stays and Long Stays
Room 1 works for both. For a short stay, the nightly rate is competitive for what you get: pool, full kitchen, quiet location, walkable to the beach. For a month-long stay, the kitchenette, the grocery options across the road, and the pool make it genuinely practical as a base. The ฿35,000 monthly rate is towards the lower end of what pool-access studios in Pratumnak typically ask.
The room suits solo travellers, couples, digital nomads, and expats looking for a short or long-term base. Maximum two guests. For a larger space or a separate bedroom, Room 2 in the same building has a private balcony and a full bedroom.
